Damage Restoration Before & After in Los Angeles, CA

Photos don’t lie the way adjectives do. We can say we’re thorough, but you should see what thorough actually looks like when a water-damaged bathroom in Silver Lake goes from soaked drywall and warped baseboards to a clean, dry, ready-to-repaint room. This page shows real restoration work from our crews around Los Angeles, from Koreatown to Sherman Oaks. No project is identical, but the end point always is: water out, house dry, damage repaired.

Water Damage Restoration: Burst Supply Line, Century City Condo

BeforeBeforeAfterAfter
Water Damage Restoration | Century City, Los Angeles

A braided steel supply line under a kitchen sink gave out around 2 a.m. and ran for nearly four hours before the homeowner woke up. The problem was a soaked kitchen, buckled laminate flooring in the adjacent dining area, and water that had wicked up the drywall about 18 inches. We extracted the standing water, pulled the affected flooring and baseboards, set up Dri-Eaz dehumidifiers and Phoenix air movers, and tracked the psychrometric conditions daily until the moisture content in the framing hit under 10 percent. The result was a dry, clean shell the condo owner could hand to a contractor without a mold risk hanging over the project.

Mold Remediation: Attic Growth, Echo Park Craftsman

BeforeBeforeAfterAfter
Mold Remediation | Echo Park, Los Angeles

An older Craftsman in Echo Park had a bathroom exhaust fan venting directly into the attic instead of through the roof. That meant warm, humid air hit the cool underside of the roof sheathing every single day, and the result was a wide band of dark mold across the rafters and decking. We contained the attic with negative air pressure, removed the affected insulation, HEPA-vacuumed and scrubbed the framing with an antimicrobial treatment, and then fogged the space to catch what scrubbing can miss. The homeowner got a clean attic and, just as important, the vent got rerouted so the problem doesn’t just come back next spring.

Fire Damage Restoration: Kitchen Fire, West Adams Duplex

BeforeBeforeAfterAfter
Fire Damage Restoration | West Adams, Los Angeles

A grease fire on a gas range spread to the cabinets above the hood before the owner got it smothered. The flames were out in minutes, but smoke had pushed through the entire unit, and soot was pressed into every painted surface it touched. Our team removed the charred cabinets and counters, wiped every wall and ceiling with chemical sponges to lift the soot, ran air scrubbers for three days, and used thermal fogging to neutralize the smoke odor that had soaked into the window coverings and carpet. The result on the day we finished was a unit that smelled empty, not smoked.

Water Damage Restoration: Water Heater Failure, Mid-City Single-Family Home

Water Damage Restoration | Mid-City, Los Angeles

The water heater in a hallway closet rusted through at the bottom seam and emptied 40 gallons into the hallway, two bedrooms, and the crawlspace below. The visible damage was bad enough; the bigger concern was the standing water sitting in a dark crawlspace overnight. We extracted the carpet and pad, pulled the wet drywall from the closet walls up to the two-foot level, and placed an Injectidry system into the crawlspace to dry the joists and subfloor from below while the Dri-Eaz units worked from above. The carpet in the bedrooms was dried in place and stretched back; the closet got new drywall. Nobody had to move out.

Mold Remediation: Under-Sink Cabinet, Studio City Rental

Mold Remediation | Studio City, Los Angeles

What started as a slow drip from a bathroom sink p-trap had been going on long enough that the bottom of the vanity cabinet was soft and spotted with dark mold. The tenant reported a musty smell, and the landlord called us before it spread into the wall cavity. We removed the cabinet base and the affected drywall behind it, treated the exposed framing and surrounding area with an antimicrobial, and verified the RH in the wall cavity had dropped to a safe level before the drywall went back on. A new vanity went in the next day, and the landlord had photo documentation for the insurance file from start to finish.

Fire Damage Restoration: Electrical Panel Arc, Highland Park Home

Fire Damage Restoration | Highland Park, Los Angeles

An arc in an older electrical panel in a Highland Park home smoldered inside the wall long enough to scorch the studs and fill three rooms with acrid smoke before the homeowner smelled it. The fire department cut the power and made sure nothing was still burning, then the cleanup was ours. We removed the scorched drywall and insulation around the panel, had the wiring assessed by the homeowner’s electrician, and then scrub-clean every affected surface in the three rooms the smoke reached. Smoke odor is stubborn in textured plaster walls, so this one took two rounds of thermal fogging. The house smelled neutral when we left, not masked.
